We're building the operating system for the value-add MHP playbook — and we run a park ourselves to prove it works.

The problem we saw

Manufactured home park operators have two choices: enterprise software built for a different industry (Yardi, AppFolio) or MHP-specific tools with 2010-era interfaces and months-long implementations (ManageAmerica, Rent Manager). Small and mid-size operators — the 100-500 lot range — are caught in the middle. Too complex for spreadsheets, too small for enterprise.

What we're building

PropFlow is a full property management platform purpose-built for manufactured home communities. 90+ features across the entire operator workflow: double-entry GL accounting, rent collection with per-operator Stripe Connect, utility billing, 15-state deposit compliance, a complete leasing CRM with drip sequences, and the value-add playbook features no other platform has.

We don't adapt apartment software for parks. We build for MHP from the ground up: lease-to-own conversion, POH economics dashboards, renovation tracking, occupancy monitoring with Fannie Mae thresholds, inspection templates with auto-actions, and 5-role RBAC for your whole team.

Software + operations

Most software companies serving an industry don't operate inside that industry. We do. We're acquiring and operating our own manufactured home park — making every painful workflow a sprint, and every win a case study. The park makes the software credible. The software makes the park more profitable.

MHI Congress 2026

We attended the Manufactured Housing Institute Congress in April 2026 and talked to dozens of operators about their pain points. Every feature on our roadmap comes from those conversations — not from assumptions about what MHP operators need, but from hearing it directly.
