The challenge

Thirty-two properties, each touching a different tool: a PMS for some records, an accounting package for the books, spreadsheets for rent rolls and delinquency, an inbox for resident messages, a separate portal for screening, and a processor for payments. Data was re-keyed between systems, reports were assembled by hand, and no single number could be trusted as current.

What we built

One platform that consolidates every system into a single database, so a property, unit, resident, lease, payment, and bill all reference the same records. On top of it: automated rent collection and delinquency follow-up, AI bill capture and vendor payments, in-app applicant screening, generated leases, notices, and financial reports, and a unified email, SMS, and voice timeline for resident comms. Built on Anvil's data, document, AP, and integration layers, and connected to the operator's existing tools instead of ripping them out.
