A weighted scoring engine evaluates each tenant across five factors: home condition, renovation ROI, payback progress, payment history, and occupancy stability. Scores surface on the POH Economics dashboard so operators can prioritize which conversions to pursue first.
11-state conversion machine
The conversion lifecycle moves through 11 states: OFFER_SENT, OFFER_ACCEPTED, DOWN_PAYMENT_PENDING, DOWN_PAYMENT_RECEIVED, IN_PROGRESS, PAYOFF_APPROACHING, PAYOFF_REACHED, TITLE_TRANSFER_PENDING, COMPLETED, CANCELLED, DECLINED. Each transition is validated server-side with atomic state changes.
Automatic invoice splitting and ownership transfer
When a conversion begins, invoices automatically split into lot rent and home payment line items. When payoff is reached, the system atomically flips unit homeOwnership from PARK_OWNED to TENANT_OWNED, creates a new lot-only lease, and records the title transfer. Dodd-Frank compliance warnings surface when conversion amounts approach regulatory thresholds.
Tenant portal progress view
Residents see their conversion progress in the tenant portal: how much they’ve paid, how much remains, estimated payoff date, and a visual progress bar. They can accept or decline offers directly from the portal. Document uploads and PDF offer letters round out the flow.
