MHP-specific overrides handle cases where manufactured housing has different rules than traditional rentals.
Automated deadline tracking
A daily Inngest cron checks every security deposit against state-specific return deadlines. Four-tier email alerts (60/30/7/expired days) ensure operators never miss a deadline. Monthly interest calculation handles states that require interest accrual. Weekly escheatment monitoring flags abandoned deposits.
Deduction entry and itemized statements
Operators enter deductions with categories, amounts, descriptions, and receipt uploads. A depreciation calculator handles wear-and-tear adjustments. Itemized statement PDFs generate with all deductions, interest earned, and net refund amount — ready to send to the tenant.
